Moving
All moves, including furniture delivery, must be booked through the site manager at 604-899-8869 at least 48 working hours in advance. This is to allow time for the elevator to be padded. A move-in fee of $200 must be paid in advance of a move. Failure to pay the move-in fee or prebook the elevator will result in a $500 fine being assessed against the strata lot.

Pets
You are only allowed to keep one dog or one cat in your suite. Your dog must be licensed by the City of Vancouver and registered with the on-site office. Your dog cannot be taller than 18 inches at the shoulder or weigh more than 50 pounds. Dogs are not permitted on the third-floor courtyard and must always be on leash while walking in common areas. To avoid floods and backflow problems, please do not throw kitty litter in the toilet. For more information, please refer to Paris Place Bylaw 31.

Tenants
Owners are responsible to ensure that a Form K (tenant's undertaking) is filed with the strata corporation prior to the tenant moving in and a move-in fee collected, if applicable. If a Form K and applicable move-in fee are not provided, the tenant will not be permitted to book the use of the elevator.

Arrears
In order to ensure prompt payment of fees, the council has adopted the following regulation: Any arrears over 60 days and not paid within 90 days will result in the resident being locked out of the recreation centre until the arrears are paid in full.

Financial statements
A copy of the financial statements will be available for viewing in the site manager's office. If any owner wishes to obtain a copy of the financial statements, the cost is $15 plus GST in advance.

Hardwood floor and other upgrades in the suite
For your information, below is the text of the Strata Property Act regarding improvements and upgrades.

161 (1) Despite the Insurance Act or any other law, an owner may obtain and maintain insurance for any or all of the following:
(a) loss or damage to the owner's strata lot and the fixtures referred to in section 149(1)(d)
(i) against perils that are not insured by the strata corporation, and
(ii) for amounts that are in excess of amounts insured by the strata corporation;
(b) fixtures in the owner's strata lot, other than the fixtures referred to in section 149(1)(d);
(c) improvements to fixtures referred to in section 149(1)(d)

"Fixtures" are defined in regulation 9.1 as "items attached to a building, including floor and wall coverings and electrical and plumbing fixtures, but does not include, if they can be removed without damage to the building, refrigerators, stoves, dishwashers, microwaves, washers, dryers or other items."

Parking rental
Private parking stalls on P2 can only be rented to residents of Paris Place. A fine will be collected if a stall is rented to a non-resident.

Common-area rules
Shopping carts, skateboarding and rollerblading are not allowed in common areas. Bicycles should be kept in bike rooms via parkade common areas.
